Why Should You Stage Your Property?


Staging is NOT just about putting any old items into a property.  Staging is about putting the RIGHT items inside!  Who you hire matters - a LOT!


When considering staging your property, PRICE should not be first or only consideration. You get what you pay for - and when it comes to your biggest asset - your home - do you really want to go the cheapest route and then expect to have a great offer? The two concepts are incongruent.


Sellers can control only 2 things related to the sale: PRICE and PRESENTATION


They cannot control the market, interest rates, or their competition. When you eliminated PRESENTATION as a factor of selling, you are left only with PRICE to manipulate until a Buyer decides to make an offer. A seller will have to DROP their price - often multiple times - to get to the price where a Buyer decides to act. The INVESTMENT in Staging is ALWAYS LESS than a Price Reduction! Properties need to be PRICED right for the current market conditions, and when Price and Presentation are in HARMONY - the house sells!

When a seller decides NOT to stage, they are immediately giving up EQUITY in their home.


A staged property can be listed for MORE than a non-Staged property, so right out the gate, a non-staged property LOSES money for the seller. A Seller does not "save" the money they don't want to put towards staging - they lose it up front with a lower list price that is often 2-10X the investment of staging.


Staging is also a TAX DEDUCTION until IRS Publication 523.

This means you can write off what you pay towards the staging against the sale. A price reduction is just a LOSS. You cannot deduct price reductions.
